In the late-1970's, California adopted a certification program for energy mangers and technicians via the Energy Commission. I became the 84th certificate and started a firm called Energy Management Group. With this team we built the premise of 'intelligent buildings' which included telecom as well as energy systems and demonstrated to some of California's largest real estate firms that using control systems was equivalent to adding a new sector of revenue. In one multi-building complex, Sierra Point, we proposed a commercial utility company designed to provide each tenant with energy- and tax-managed billings.
